Lorian HOA Update, September 2025
Fellow Owners,
Summer in Mountain Village has flown by and things are changing around the Lorian! Please see the update below regarding HOA current events.
Fire Risk Mitigation
Fire Mitigation work has been completed. The highly combustible trees next to the building identified by TMV, along with the dead and dying trees, have all been removed. The accumulated deadfall on the slope facing Prospect Creek has also been cleaned out. Additionally, we’ve trimmed and removed a handful of aspen trees that were dead or dying. Around the property, you will notice tree stumps marked with bright pink paint. These are the stumps identified to be ground down in the fall, in order to remove any pedestrian trip hazards and to prepare the grounds for landscaping amendments in the 2026 spring.
Stucco Project
The stucco repair, retexture, and recolor project has been ongoing all summer, and the work crew is progressing according to schedule. We expect this project to be completed by the end of October. We realize the inconvenience this has caused as they have had to cover windows, walkways, etc., and appreciate everyone’s understanding and patience with this important investment. As a side note, we have postponed the summer window washing due to ongoing dust and limited access to the exterior windows.
Exterior Lighting
Because of the timing of the stucco work, the HOA has saved quite a bit of money by replacing all the old exterior lighting fixtures with new ones. The new lights are compliant with TMV’s “dark sky” requirement and will give our property an updated lighting effect. Additionally, we are adding lighting in the Phase 2 entryway for added safety and visual appeal. These new lights will all be completely installed once the stucco is finished.
Wood Staining and Painting
The Phase 3 wood repair and staining is scheduled to begin around September 22, 2025. This urgent project has been on our list for quite a while, and the selected color has been approved by TMV. The updated color will coordinate nicely with the new stucco and will greatly improve the overall appearance of the Phase 3 area. The remainder of the Phase 1 and 2 painting is a much larger project and will begin in the spring of 2026. Once all the painting and staining has been completed on all phases, the entire Lorian complex will have a unified, updated appearance.
Spa/Hot Tub
The Board and Telluride Consulting continue to search for an acceptable spa solution for the Lorian. This has been a challenge as contractors are limited, and those who have responded are very expensive. We are considering two possible contractors at this time. This is a high priority for the Lorian, and we will keep working on this until we have a workable solution.
Roof
Although our roof is complete according to the original scope of work, the team has identified a few areas that would benefit from additional gutters, snow melt, and miscellaneous enhancements. We have contracted with Horn Brothers Roofing to address these minor items this October.
Owner Meeting
We had our annual Owner meeting on August 14, 2025, in the Lorian clubhouse. The agenda provided an in-depth review of our previous year, along with the budget for planned repairs and improvements for the next couple of years. At the Owner meeting, Mark Wilson was re-elected onto another Board term, and we are grateful to Mark for his continued leadership with the HOA. We typically follow the Owner meeting with a Board meeting to elect officers, but due to the length of the Owner’s meeting, the Board decided to postpone the officer elections to our September 22, 2025, Board meeting. Therefore, the current officers are serving their positions in the interim until we finalize the officers next week.
Following the Owner meeting, those present in person enjoyed a very nice social time in the clubhouse. Many thanks to Beryl Jupiter, who so graciously coordinated our time together again this year. Thank you to all who were able to attend in person, and online. As always, your input and involvement are a tremendous benefit to our HOA.
